This agreement sets out the terms under which Brisk Living Limited provides a serviced apartment or house to the guest. By completing your booking and checking in, you agree to the following rules and regulations.

1. Terms and Conditions

Upon reservation, our standard Terms & Conditions are sent to you. Please read carefully and raise any questions within 24 hours. If no questions are raised and check-in occurs as planned, the T&Cs are considered accepted.

2. Identification

  • A valid photo ID (passport or full driving license) is required for the lead guest.

  • Full names and nationalities of all guests must be provided.

  • ID must be sent to info@briskliving.co.uk or WhatsApp 07554527205 at least 24 hours before check-in.

  • Failure to provide ID will result in booking cancellation.

3. Check-In / Check-Out

  • Early check-in and late check-out are possible for an additional fee, subject to availability and agreement.

  • All requests are confirmed on the day of arrival or departure.

4. Property Rules

  • The property is located in a residential community. Strict NO PARTY and NO SMOKING policy applies (stag, hen, birthdays, and similar events included).

  • Noise and motion sensors are in place. Violation may result in eviction without refund.

  • Quiet hours are from 22:00 to 07:00. Excessive noise during this period may result in eviction without refund.

5. Guests and Visitors

  • The booker is responsible for all extra guests or visitors.

  • No visitor may stay after 22:00. Violations may result in eviction without refund.

  • Children under 6 stay free. Guests under 21 must be accompanied by a guest over 25.

6. Cleaning and Damage

  • A £250 cleaning fee may be charged for excessive cleaning.

  • Lost keys must be reported immediately. Replacement cost: £50.

  • Guests are responsible for any damage caused to the property during their stay.

7. Payment

  • Bookings within 14 days of arrival require 100% payment upfront.

  • Bookings for 7 or more nights, made more than 14 days in advance, require 50% deposit.

8. Special Requests

  • All special requests must be made at the time of booking.

  • Requests are subject to availability and may incur additional charges.

9. Age Requirements

  • Minimum age of lead guest: 21 years.

  • Guests under 21 must be accompanied by someone over 25.

  • Non-compliance may result in booking cancellation or refusal of check-in.

10. Subletting

  • The property cannot be sublet under any circumstances.

  • Breach of this rule will result in eviction without refund.
